Inspection

A regulatory review by the AHJ verifying completed work complies with code, required at multiple project milestones.

A construction inspection is a regulatory review by the Authority Having Jurisdiction (typically the local building department) to verify that completed work complies with applicable codes. Most projects require multiple inspections at specific milestones: footing, framing, plumbing rough, electrical rough, mechanical rough, drywall (sometimes), and final inspections in each trade plus a building final.

Specialty inspections may include fire protection, health department (food service, medical), elevator, accessibility, and energy compliance. Inspections gate the project schedule: work cannot proceed past certain points until the relevant inspection passes. Coordinating inspection windows is one of the highest-leverage scheduling activities on commercial TI work, where inspector availability and re-inspection delays can extend the schedule by weeks.

Frequently asked questions

What inspections are required on a construction project?+

Typical inspections include footing, framing, plumbing rough, electrical rough, mechanical rough, drywall (sometimes), and final inspections per trade plus a building final. Specialty inspections (fire, health, elevator, ADA, energy) apply where relevant.

How do I schedule a construction inspection?+

Most jurisdictions require requests submitted online or by phone 24 to 48 hours in advance. Inspector availability varies by jurisdiction; popular inspectors and high-demand months extend wait times. Proactive scheduling at project start prevents schedule slips.

What happens if a construction inspection fails?+

The inspector documents the deficiency and re-inspects after correction. Re-inspection fees may apply. Repeated failures can delay the project by days to weeks depending on inspector availability. Pre-inspection walkthroughs by the contractor prevent most failures.
